one pair of hands, one concept.

My core business is developing buy-to-let apartments: I buy, renovate, let and sell from my own portfolio. Strategy and financing support are part of the package, they are the route to the right decision, not the sales pitch for someone else’s listing. Everything below happens in English if you want it to.

Development: apartments from my own portfolio

A broker forwards what others offer, the responsibility ends with the signature. Mine starts much earlier: I decide which apartment to buy, how it is renovated, which tenants it is cut for and at what price it makes sense. Every one of those decisions is taken, and paid for, before you ever see the property.

For you that means: no renovation promise, no off-plan project with a completion date. An apartment that is finished, often already let. Condition, rent and yield are not a forecast; they are facts you can check. And because you buy directly from me, there is no agent contract and no buyer’s commission, a line item that otherwise adds around 3 to 3.57% to your purchase costs.

  • Sourcing: properties with substance, usually from the network rather than the portals.
  • Renovation: layout, fittings and building services designed for lettability.
  • Letting: for part of the portfolio I handle rent level, furnishing and first tenants myself.
  • Sale: directly from my portfolio, with the calculation open instead of a glossy brochure.

Strategy before property

Most bad purchases aren’t bad apartments, they are mismatches. The property was right for somebody, just not for the buyer’s situation. So we reverse the order: first your goals (wealth building, tax, retirement, portfolio), your budget and your financing headroom, and for expats one extra layer, your residence status and how long you plan to stay. Only then do we look at whether one of my properties fits.

The most honest outcome of that work is sometimes: nothing fits right now. You will hear that from me directly, it costs me a sale and saves you a mistake.

Financing: the part most guides skip

My roots are in capital markets sales, which is why financing is the core of my work rather than a referral link. We prepare your file the way a bank wants to read it, compare offers from lenders in my network, including the ones comfortable with international employees and non-German paperwork, and structure interest, repayment and term so the monthly rate fits your life, not the other way round.

You end up understanding interest, amortisation and cash flow in plain English, not in Bankdeutsch. And you know what you can afford before you fall for a property, which makes you faster and stronger in any negotiation.

After the purchase: where the investment actually starts

  • Handover and first letting, with a furnishing concept where it pays off.
  • One contact for management and tenancy questions, in English.
  • A regular look at rent, costs and optimisation potential.
  • Refinancing prepared in good time instead of renewed under pressure.
  • Portfolio building: purchase order and financings coordinated, not improvised.

For owners: selling or letting your property

Alongside my own developments I take on brokerage mandates for third-party properties in the Rhine-Main region, apartments and houses, let or vacant. Because I calculate acquisitions daily, I see not just the condition of your property but the price a buyer will actually be able to justify. The two businesses stay strictly separate: in a mandate I represent your interests as the owner, and if I ever have buying interest in your property myself, I tell you before we discuss a mandate.
