Stefanie Petzold:
I develop what I sell.

I buy apartments in the Frankfurt Rhine-Main region, renovate them, let them and sell them as finished buy-to-let investments, and I guide my buyers from the first strategy talk through the financing to well past the notary appointment. My roots are in capital markets sales; my qualification is that of a licensed estate agent (IHK). With English-speaking buyers, all of it happens in English.

Why I think about buy-to-let differently

Real estate has always had my attention. I founded Petzold Immobilien because I kept watching smart, well-paid people leave their money idle on a current account, out of uncertainty, lack of time, or the fear of getting a property purchase wrong. That fear is rational when you are buying blind. My answer is to remove the blindness, not to talk it away.

So I don’t forward other people’s listings. I buy the apartments myself, commission the renovation, often handle the first letting, and sell from my own portfolio. I don’t have to convince you a property is good; I can show you what was done to make it good, and stand behind every number. Because you buy directly from me, there is no agent contract and no buyer’s commission.

Before real estate I worked in capital markets sales, which is why financing is the core of my work rather than an afterthought. My buyers value exactly that combination: an apartment I developed myself, and the loan structure to go with it, from one pair of hands and explained until it is genuinely understood.

The IHK agent licence supports a second, smaller line of business: owners who want to sell or let their property in the Rhine-Main region. That work stays cleanly separated from my own developments (details, in German).

What I stand for

  • Honesty over sales pressure: if none of my properties fits your strategy, you will hear it, even when it costs me the sale.
  • Strategy before property: goals, situation and financing first, then the apartment that actually fits.
  • Numbers over brochures: every recommendation is calculated openly, gross yield, net yield, cash flow.
  • Support beyond the purchase: management, optimisation, the next property, my job doesn’t end at the notary.

What that looks like in practice: my sold reference properties in Mainz, Hofheim and Hattersheim, 5.4 to 5.7% gross yield, documented rather than promised.
